Iam a resident of Neelangarai and I have done a thorough enquiry on this as Iam planning to bu a beach house.
The price depends on
1.whether it falls within 500 meters or not from the shore.
2.Whether it is approved by CMDA or not
3.If it falls within 500 meters, NO CMDA approval can be obtained
4.Hence what the builders are doing is that they obtain the local panchayat approval for the land and building and arrange for loans from private banks.

if you own 2 grounds ie. 4800 sq.ft of land area. the construction cost is Rs. 1200/- per sq.ft ( for a good decent quality fitings) in ground floor level and 15% less in the first floor level. you can construct upto 7200 sq.ft ( maximum area) as per govt regulations

You have to find out the plot size, and road width then only it will be easier to find out the approval obtained is genuine or not. Normally in upto 29 feet roads stilt+2 part floors approval only be given with six kitchens. Please check it up

So If we know the route map of new METRO route ,MONO rail and PRR, It would be easy for us to decide the place to buy the site.
So Anyone has these info clearly, pls update us.
